Burnt House Alfriston is a much-loved, Grade II listed private family home, with origins dating back to the 14th century. It is occasionally made available to trusted guests for short stays, usually under 30 days per year and never exceeding 90 days in any calendar year.
This is not a commercial holiday let. It is a private home, and we ask that it be treated with care, respect, and understanding of its unique character and limitations.
By booking, you agree to the following Terms and Conditions, which are designed to protect the home, ensure guest safety, and help everyone have a positive experience.
This is a private short-stay agreement, not a tenancy or commercial contract. The home is let occasionally and is not operated as a business.
We reserve the right to vet guests and to decline or cancel bookings at any time, including in cases of:
Accidental double bookings or calendar errors
Unforeseen need to reclaim the property for family use
Inappropriate or unsafe intended use
Misrepresentation of guest details
If a booking is cancelled by us, a full refund will be issued. We are not responsible for secondary costs such as travel, alternative accommodation, or third-party bookings.
This property is available only for quiet, respectful use by the named guests on the booking.
No entertainment, parties, events, or group gatherings
No visitors or outside guests beyond those on the booking
No subletting or additional overnight guests beyond those listed at the time of booking
Guest numbers must not exceed the number agreed at booking
We may request details of your group and intended use before confirming the booking.
This Grade II listed home includes original architectural features that do not meet modern safety standards. Caution is required throughout the property. The house is not child-safe and not suitable for guests with reduced mobility. Elderly guests will require assistance. Children must be closely supervised at all times.
Areas requiring particular care include:
External entrance steps leading to the front door
Internal changes in floor levels (e.g. two steps in the entrance hall)
Four staircases, all of which require caution and are not safe for unsupervised children. Elderly guests require assistance. These include:
A steep, narrow staircase to the loft room with a low, non-modern banister — only suitable for fit, able adults taking extreme extra care
A spiral outdoor staircase leading to the balcony
A very low-beamed, hobbit-style door to Bedroom 4 — guests must bend low to pass through safely and avoid head injury
Low ceiling beams in some upstairs areas
An elevated garden with unguarded drops, stone steps, and uneven or slippery surfaces
Guests accept full responsibility for their own safety and for supervising children, elderly persons, or anyone with limited mobility in their party.
By booking, you confirm the property is suitable for your group and that you accept the associated risks.
Use of the hot tub, gym, or any leisure equipment is entirely at your own risk, regardless of whether use is appropriate or not.
Children must be supervised at all times
Use is not permitted when intoxicated
Wet surfaces may be slippery
The owners accept no liability for injury, accident, illness, or any incident resulting from use or presence near any amenities or facilities.
Small dogs may be permitted only by prior agreement.
Please note:
The garden is not fully secure — dogs may escape through hedges if off-lead
Dogs must be kept on a lead or under control at all times
Dogs are not allowed on furniture and forbidden in bedrooms, due to guest allergy concerns
One family member has a severe pet allergy, and hypoallergenic handovers are essential
Owners must clean up after their pets and are liable for any damage or additional cleaning
We strongly recommend that guests take out travel insurance to cover:
Cancellations
Injury or illness
Personal liability
Lost or damaged belongings
Guests agree to:
Treat the home and surroundings with care and respectful conduct
Report any damage or issues during their stay
Not smoke inside the house
Leave the home in good order upon departure
Supervise children and vulnerable guests at all times
Take personal responsibility for safety
We reserve the right to terminate any stay without refund for breaches of these terms or for unsafe or disruptive behaviour.
Check-in 16.00 hrs and check-out times 10.00hrs. Early arrivals or late departures may not be possible unless previously arranged.
Guests stay at their own risk. The owners accept no liability for:
Accidents, injury, or illness during your stay
Slips, trips, or falls anywhere on the property
Use of any amenities (e.g. hot tub, gym, garden)
Loss or damage to personal belongings
External disruptions such as weather, travel delays, or third-party services
While reasonable steps are taken to ensure guest safety, this is a private home with historic features and guests are expected to act responsibly.
Burnt House is cherished family home. Some books, games, and personal effects remain in place and are shared for your enjoyment. We ask guests to treat all items and furniture with care and respect.
Burnt House is located in a peaceful village setting.
Quiet hours: 10:00 PM – 9:00 AM
No loud music, parties, or outdoor noise
Guests must respect neighbours and local surroundings
Disruptive behaviour may result in immediate termination of stay without refund.
By booking and/or making payment, you confirm that:
You have read and understood these Terms and Conditions
You agree to abide by them
You accept full responsibility for the conduct and safety of all guests in your party
You accept that the property, while safe with care, contains historic features and may not suit all groups
